Mortgage Application Checklist
When you’re ready to apply for a mortgage, you’ll want to make sure to submit all the required documents to avoid delays. A list of what you will need is below.
Basic Information:
Application fee check
Social Security number
Valid Photo ID
Residence addresses (past two years)
Copy of a divorce decree (if applicable)
Copy of your green card (if applicable)
Property Information (if you have a home contract):
Purchase Agreement
MLS sheet and legal description
A copy of the listing contract (if you are selling your current home)
A copy of the settlement statement (if you’ve sold your home)
Income and Assets Information:
Pay stubs (last 30 days)
W2 forms and work addresses for present and past employers (past two years)
Bank statements (past 3-6 months)
Total estimated value of personal property
For large account deposits: deposit source and explanation statement
For a gifted large account deposit: a gift letter, a copy of the check, and a deposit receipt
Tax and Income Information:
Corporate tax returns (if you own 25% or more of a business)
Personal tax returns (three years’ worth and a year-to-date profit and loss statement if you’re self-employed)
Rental property tax returns for the past two years, plus current rent agreements
Pension Award Letter (if applicable)
Social Security Award Letter (if applicable)
Proof of additional income (such as child support)
Debt Information:
Current loans
Recent credit report
And lastly, if you have VA loans:
Report of Separation
Copy of your DD Form 214
