Mortgage Application Checklist

When you’re ready to apply for a mortgage, you’ll want to make sure to submit all the required documents to avoid delays. A list of what you will need is below.
Basic Information:
  • Application fee check
  • Social Security number
  • Valid Photo ID
  • Residence addresses (past two years)
  • Copy of a divorce decree (if applicable)
  • Copy of your green card (if applicable)
Property Information (if you have a home contract):
  • Purchase Agreement
  • MLS sheet and legal description
  • A copy of the listing contract (if you are selling your current home)
  • A copy of the settlement statement (if you’ve sold your home)
Income and Assets Information:
  • Pay stubs (last 30 days)
  • W2 forms and work addresses for present and past employers (past two years)
  • Bank statements (past 3-6 months)
  • Total estimated value of personal property
  • For large account deposits: deposit source and explanation statement
  • For a gifted large account deposit: a gift letter, a copy of the check, and a deposit receipt
Tax and Income Information:
  • Corporate tax returns (if you own 25% or more of a business)
  • Personal tax returns (three years’ worth and a year-to-date profit and loss statement if you’re self-employed)
  • Rental property tax returns for the past two years, plus current rent agreements
  • Pension Award Letter (if applicable)
  • Social Security Award Letter (if applicable)
  • Proof of additional income (such as child support)
Debt Information:
  • Current loans
  • Recent credit report
And lastly, if you have VA loans:
  • Report of Separation
  • Copy of your DD Form 214
